At Advanced Asphalt, we offer a range of asphalt sealing and resurfacing options to meet the needs of commercial, municipal, and residential clients throughout SoCal, including Riverside, San Bernardino, and Orange Counties. Whether you manage a Temulca, CA retail center, Riverside area HOA, or rural property in the Perris Valley, we’ll help you choose the right pavement treatment for your parking lot, private roadway, driveway, or whatever paved surface you have.
Asphalt Sealcoating
Sealcoating is a protective top layer applied to pavement that shields the surface from oxidation, water, oil, and UV damage. It’s typically made from coal tar or asphalt-based emulsions, mixed with sand and additives to improve traction and durability. This is ideal for newer or well-maintained lots that need a boost in longevity and appearance.
We recommend sealcoating every 2–4 years to preserve surface life and delay major repairs.
Sealcoating is quick, affordable, and includes minor crack sealing and prep work to ensure maximum bond and performance.
-
Slurry Seal
Slurry seal is a thicker, more durable mix than standard sealcoat. It includes asphalt emulsion, water, fine aggregate, and mineral fillers, making it great for oxidized or weathered surfaces with more wear. Slurry seal fills minor ruts and texture loss while restoring a clean, even surface.
Used often on streets and busier commercial areas, slurry sealing takes slightly longer to cure but offers a more robust finish for aging pavement with early surface degradation.
-
Chip Sealing
A chip seal uses hot liquid asphalt covered with stone chips and rolled in place. It’s perfect for rural roads, long driveways, or parking lots with moderate wear. Chip seal offers skid resistance, excellent waterproofing, and a natural look at a lower cost than full paving.
This treatment is more textured than other options, making it especially useful for roads where grip and moisture control are important.

Asphalt Resurfacing (Overlay)
For older surfaces with deeper wear or cracking—but still structurally sound—an overlay is the best long-term fix. We mill off the top layer and apply fresh hot-mix asphalt to restore smoothness, safety, and curb appeal. Overlays are standard in parking lots, commercial drive lanes, and high-traffic areas.
This refinishing method is more intensive than asphalt sealcoating, but far more affordable than a full rip-out and replacement, and it often adds 10–15 years of use to your pavement.
